SE Properties is an independent Estate Agent that has been operating successfully in the Nuneaton area since 1995.  We provide a bespoke management service to landlords all across the Midlands and pride ourselves on offering a fully comprehensive service that is second to none.

Our team of highly experienced and dedicated team are on hand to manage your property from start to finish.

We offer three levels of service within our letting department which have been specifically designed to suit all needs:

 

Full Management

 

This is a fully comprehensive managed service covering all aspects from advertising; tenant referencing; rent collection and maintenance.

 

Rent Collection

 

Your rent is collected each month and then remitted straight into your account of choice.  Advertising and referencing included.

 

Let Only

 

This package covers the advertising, referencing and tenancy agreement and then hands over to the landlord to manage themselves.

 

Legal Advice

 

Whilst every effort is made to ensure a smooth running tenancy problems do sometimes occur.  Our legally trained team are on hand to offer advice and execute any action required, from issuing County Court Judgements for unpaid rent to eviction papers and regaining possession of property.

SE Properties are the only agents to offer a full eviction service to all landlords not just existing clients.  Whereas other agents limit their involvement to issuing Section 21 Notices we continue to work alongside landlord’s right to the end of the eviction process and regaining possession of the property.  All court papers, including FastTrack possession orders, are completed in house and filed with the appropriate court.  This service is free of charge to those landlords who have selected a full management package (court fees will apply).  External landlords seeking legal advice are requested to make an appointment to review their case and a quotation will then be given (payment will be required in advance).

 

Rental Assessment & Valuation

 

One of our lettings team will arrange a convenient time to meet you at your property to conduct a free, no obligation market appraisal.  This includes an assessment of your property and advice on current rental legislation that may affect you and also how to achieve the best possible rent for your property.

 

Marketing

 

All of our properties are listed on a number of property portals including Rightmove and our own website.  Your property will also be displayed in our office window.  With the increased popularity of social media, we have now launched our Facebook, Twitter and Instagram pages for all to follow and share.

 

Accompanied Viewings

 

All viewings are conducted by a member of our lettings team.  This is the first step in finding the right tenant for your property.

 

Referencing Process

 

All prospective tenants are fully referenced by our in-house referencing service.  This includes all credit checks, employment and landlord references and ensuring all right to rent compliances are followed including ID checks, Residency checks, Right To Rent and Anti Money Laundering Checks completed.

 

Guarantors

 

In certain circumstances we may require potential tenants to have a guarantor.  This may be due to the tenant’s financial circumstances or age.  The guarantor is responsible for any losses suffered as a result of the tenant failing to fulfil any of their obligations under the terms of the tenancy agreement.  The guarantor will be required to accompany the tenant on the day they sign their tenancy agreement in order to sign the agreement and a guarantor deed.

 

Tenancy Agreements

 

All our tenants sign an Assured Shorthold Tenancy Agreement for an initial period of six months.

Compliance & Other Vital Documents

As a landlord, there are various documents you will need to complete correctly and have in place at all times to ensure you and your property is protected.  An inventory and schedule of condition are vital in ensuring you can make successful claims against the tenancy deposit for any damage caused by tenants.  The tenancy agreement must cover all of the responsibilities of the tenant and yourself.  Arguably, the most important documents of all are those used to regain possession following rent arrears or at the end of the tenancy, for which a correct Section 8 or a Section 21 notice is vital.

 

Repairs and Maintenance

 

Once a repair is reported we inform the landlord immediately and take their instructions.  Some landlords may wish to handle their own repairs, however, we have a full bank of contractors whom we use regularly should you require us to organise the work.

 

Property Inspections

 

If you have chosen our fully managed package, you will receive regular inspection reports keeping you up-to-date with your property and making you aware of any maintenance that may be required on the property.  Individual inspections are available upon request for other clients.

 

Rent Collections

 

SE Properties operates a strict no late rent policy.  All rent is collected on a monthly basis and promptly paid to the landlord into an account of their choice, accompanied by monthly statements.  End of year tax returns are available upon request.

 

The Deposit

 

The deposit will be held by The Deposit Protection Service and is taken for the performance of the tenancy to safeguard against unpaid rent and damages.  All deposits will be forwarded to the DPS within 30 days.

 

Tenants Moving Out

 

One of our lettings team will arrange to meet the tenants at the property and carry out an ‘inventory check out’.  The property will be checked against the inventory that was carried out at the start of the tenancy.  This allows us to identify any remedial works that are required to ensure that the property is handed back in the same condition as it was let.

Should any disputes arise we will negotiate with the tenant to find a resolution, or, if one cannot be agreed, we will deal directly with the Deposit Protection Service Alternate Dispute Resolution Service.

 

The Property Redress Scheme

 

By law, letting agents are required to join a government authorised consumer redress scheme.  The purpose of this is to give consumers of the letting agent an escalated complaints procedure if they are unhappy with how their complaint has been dealt with by the agent.

Consumer protection is of the utmost importance to SE Properties and this is why we are members of the Property Redress Scheme.  Our membership number is PRS002216.

The Property Redress Scheme is independent and impartial and has a rigorous code of practice.  The PRS can listen to any complaints and award binding financial compensation with the expense and hassle of having to go through the courts.  The team at SE Properties are regularly trained on the PRS code of practice to ensure you are getting the very best advice and service at all times.
